WHAT IS THE DIFFERENCE BETWEEN GENERAL CONTRACTING AND DESIGN-BUILD?

A new term has come up within the construction industry called design-build.  Some General Contractors like Birchmier offer this service to their clients especially when it makes sense for their bottom line.  But how is Design Build different from any other project that comes across their desk?

GENERAL CONTRACTOR VS. DESIGN-BUILD

A general contractor deals mostly with the construction aspect of the job.  They typically did not design the building or created the plans.  They are simply contracted to carry on the project as requested by their customer.  They normally do not have control of what the final building, road, or site will look like.  In some instances, projects might take a little longer because the general contractor was not part of the initial discussions when the plans were first created.

BENEFITS OF DESIGN-BUILD

The biggest advantage of a Design Build is the cost.  By putting a package together, the general contractor can source out relationships they have created over several years.  They will have more leverage on who they hire to subcontract the construction of the facility.  Also, the GC has an excellent working relationship with the architect thus making changes that will improve the total cost of the project.
